Selling Process For Buyers Part 2

- Taking off from part 1 obtaining a realtor, there are a few things you should be aware of as you get ready to dig into your selling goal.
- After your choice of agent (The experts here at K2 Premier Realty are a superior choice and are with you from start to finish), preparation and research of locations, documents, time frame needed, and the requirements of your new home, its time to get that information in your agents hands. This way your agent knows what you’re looking for, where to find it, how much you can afford to spend, and can coordinate both transactions for you in a timely fashion to make all this happen with little or no delay between the sale of your existing home and the purchase of your new home.
- Being prepared for the sale of your home is key. Lets start by taking a look at your home inside and out. Take the time to do your own visual inspection and jot down all the issues you’re aware of and new issues you find if any. Please keep in mind that your agent will ask you to fill out a sellers property disclosure. The laws in Pennsylvania require the home owner and agent to disclose all known defects. Trying to hide a known issue could put you and your agent in harms way so be diligent and candid, better safe than sorry!
- If your concerned about the condition and don’t feel comfortable doing a self visual inspection of the home you’re selling, you may wish to purchase a home inspection to resolve and disclose all possible issues.
- Resolving the issues and repairs that need to be done is important but if you can’t afford to do repairs inform your agent immediately. Of course speaking to your agent would be wise as he or she may have other suggestions and ideas based on your home and financial ability.
- Showing your home can be frustrating when your occupying it but no pain, no gain! You will need to allow a reasonable amount of showings on your home so only allowing one or two days a week will certainly make it difficult to get your home under contract and add many extra days on the market and often ruin your planned time frame. Each agent that would bring an approved buyer to your home is responsible for what takes place while they are there. Either way, always consider putting away any valuables or items you would be concerned about. (End Selling Process For Buyers Part 2)
