Selling Process for Buyers Part 3

- Taking off from part 2 allotting enough time for showings.
- Every step you take in the showing process is critical, when done properly you will have better success and stay within those needed time lines to achieve your goal. If your willing to devote a certain part of each day for showings having them on your personal calendar makes your daily routine easier. Don’t just schedule showings after you commit to them, prepare for them! This is your first opportunity to impress inside the home, so why not make the most of it. (A great impression usually leads to an offer!)
- When preparing for a showing, make sure to keep it simple and quick so it does not get overwhelming. Simply put things back where they belong, tidy up a bit, maybe add a slight aroma for inviting prospective buyers or anyone into your home. Consider it prestaging, it goes a long way. Pre-staging (clutter removal, smell approval, and a bit of pizzaz to entice) and staging enhances the character of your home and makes it more appealing to anyone entering. When a buyer walks in and it’s clean, smells good, and feels like home then you’re off to a great start.
- Staging, another important factor in selling your home, makes any area in your home unique and can change the appearance quickly. You can do this yourself or pay to have it done. Normally you’re only going to stage (move and display in a an attractive way) one time initially and just add your pre-staging to the daily routine. This way every showing only requires a pre-stage which makes it easy.
- So now your home is showing and you’re on the path to selling but you need to get your home sold. Feedback from your agent will help this along so don’t hesitate to give him or her a call and request information on each showing. Your agent will let you know when an offer comes in and then present you with any and all offers. Please keep in mind over pricing and other factors can contribute to long periods between showings and offers, so work with your agent as his or her goal is your goal as well!
- After you review the offers your agent sent, its time to choose which one to accept. Your agent will advise, guide, and recommend what should be the best offer but remember it’s still your choice. Weigh your options carefully and ask your agent questions about the differences between the offers if there are more than one. After deciding on an offer, the agent will have you sign the needed documents in the correct places and the winning offer means happy and exciting news, not only for the buyers, but also for you because this is normally the point where you become the buyer. You’re under contract and you’re moving into the second half of your goal but keep in mind you still have more to come on the first half.
